Job Description:
The VP of Real Estate Asset Management's primary
responsibilities are to strategically lead, manage, and hold
accountable (LMA) the Asset Management Department. This position
will serve as a member of the Executive Leadership Team (Team
Verde) and have as its ultimate responsibility to (1) be the
confident voice for the portfolio and the department, actively
engaging with Team Verde; (2) protect and manage the long-term
performance and health of the portfolio; and (3) with a creative
lens, draw upon the synergies between departments for more
effective team collaboration, communication, and operating
procedures that collectively move our mission forward. Role &

The role and responsibilities of this position include, but are not
limited to, the following:
- Lead, coach, develop, and retain a high-performing team.
- Lead the relationships with the Achieve Department and the
property management companies' executive leadership to set
strategies for property-level teams to be more cohesive,
collaborative, communicative, and effective in portfolio
performance and operations.
- Identify, plan, communicate, lead, and successfully execute
related opportunities to reposition portfolio assets with the
Housing and Real Estate Development (HRED) team.
- Benchmark, analyze, monitor, generate reports, and regularly
present a clear and concise summary of the portfolio performance to
the executive leadership team and the Board of Directors.
- Establish portfolio strategy for the department to maximize
return on capital investments, residual receipt payments, and
mission impacts, and protect the long-term asset value of the
portfolio in collaboration with the Finance and Accounting
team.
- Establish and maintain effective relationships with external
stakeholders to both maintain CHW's reputation as a strong
owner-operator and to meet all regulatory compliance
obligations.
- Partner with the CFO to strategize on how to manage the impact
of portfolio risk and liability as it relates to CHW's overall
financial health.
- Assure appropriate levels of capital and reserve investments in
projects to maintain asset physical and financial health and
quality for long-term sustainability.
- Set strategies for the department to successfully execute the
lowest cost Year 15 exits of limited partners from tax credit
projects.
- Lead owner's representative perspective in collaborative
underwriting and due diligence for all acquisitions,
resyndications, dispositions, construction, and rehabilitation
projects with the Housing Real Estate Development team.
- Lead the successful execution of cross-department collaborative
initiatives to best meet CHW's mission and strategic plan,
including, but not limited to, integration of enterprise resource
platform (ERP), eviction-prevention, credit strengthening,
supportive housing, property marketing and lease-up, and property
conversion from the development phase to operation phase.
- Approve annual budgets for the portfolio.
- Create and implement an annual rent increase policy for the
portfolio.
- Successful execution and completion of additional
responsibilities as assigned. Education and Experience:
- Bachelor's degree in real estate management, Business
Administration, Management, or Accounting from an accredited
university or college, and a minimum of eight years and
demonstrated relevant professional experience and competence in
related fields required.
- A master's degree is preferred.
- Minimum of ten years of management experience in multi-family,
tax-credit financed, affordable housing or Property Management in
settings with portfolios of at least 3000 apartments. Physical
Abilities: The physical ability to perform tasks may require
prolonged sitting, standing, and/or moving. Moves throughout the
office spaces, outdoor spaces, and building to access areas of
resident services. Moves equipment weighing between 20-35 pounds
without assistance. Moves more than 35 pounds with assistance.
Moves through outdoor spaces of varying levels and textures
including uneven ground. May have to move around active
construction sites and follow the site-specific safety protocol.
Work Environment: The noise and climate level in the work
environment varies depending on the work site, including outdoor
work environments. Reasonable accommodation may be made to enable

responsibilities of this position. This role requires working at
different sites and in areas at varying degrees of distance.
Compensation: It may vary based on skills, experience and
qualifications: $200,000 - $215,000 Benefits: CHW offers employees
